If you do sell right now, can you see that the headwinds of the CBA that's due in December 1st and the potential strike adds probably something that you want to get through and hopefully unlock more value or do you like making that process now? >> My view is I would rather have that process now. Now, you know, clearly we are running up on time here, but I do think even though the dates were December 1st for the lockout, there can be this kind of grace period until the season starts next year. So, I think realistically they could run a process and have the team sold before we get to next season and that's where the concern really rises is are we going to cost any games? At least my understanding is there's been some other sports assets sold in pretty accelerated time frames. Some of them were were forced sales. This would not be a forced sale, but I think getting to your point about how unique the Braves are, you know, it's has the largest geographic area. It's six states. They're now have their 24th division title, which is a Major League Baseball record. If you look at revenue growth, their 10-year CAGR is first in baseball. Their 5-year CAGR is fourth in baseball. The ballpark village which they've really kind of I touched on in my letter have created the road map for other teams to follow and the recent Tampa Bay owner just was quoted as saying that is the the gold standard and that ballpark village which to me should be valued as a separate asset and has been incredibly successful, but they kind of create synergies because you may go to the ballpark village and then decide to go to a game and vice vice versa. So, I think it makes it really really unique.
