So let me ask you, uh, Dallas has become a very big, um, industrial city lately. Financial city, industrial city. And, uh, now you're a leader in data centers? Yes. Why are data centers so important? And why are they so controversial? Why they're so controversial? I'm not quite sure why they're important. Is that they read there are the 21st century factories and the AI data center. Boom. Uh, the United States is leading, and I were leading in data centers. And we have to keep that growth and keep that momentum up, because if you don't and you fall behind, that will have huge economic consequences on our society if we fall behind the Chinese. And we've done in David, I grew up in data centers, and I've been in data centers since the 60s. I would go to work with my father on Saturday and go to our data center, and I used to collect punch cards. So I've been around this a long time, and we in an alliance, we've done a huge data center for Facebook, for Charles Schwab, for Citigroup, AIG, Blue Cross Blue Shield. No one ever said a word of huge success. Facebook is now the top taxpayer in the city of Fort Worth. No one said a word until about six months ago. They became controversial. And I think it's a little bit like fracking. People got all wound up on fracking before they understood it. There sort of went up on data centers. But once you understand a data center in the amount of prosperity it can bring into your community, if you they've got to be done. Right now, we're responsible data center developers. You've got to make sure the community approaches it and likes it. You want them because you're not going to get around to make sure these data centers are huge tax generators for a city.
